Ackerman & Co. Makes Debut in San Antonio Industrial Market with 307,000 SF Development
Class A distribution center offers outstanding location serving growing distribution demand between San Antonio and Austin.
San Antonio, TX, March 1, 2022 – Ackerman & Co. today announced the company’s first industrial development in San Antonio, Doerr Lane Logistics Center, has broken ground with an expected completion date of February 2023. The property is located in Schertz, Texas, and will deliver 307,000 square feet of Class A distribution space.
Strategically located in Northeast San Antonio along the Texas Triangle in Schertz, Texas, advantages include convenient access to I-35, Loop 1604, and I-10; access to the deep labor pool in the San Antonio metro area’s population of over 2.4 million; and synergies with other corporate distribution neighbors including Amazon, FedEx, O’Reilly, Penske, and T.J. Maxx.

Upon completion, the property’s state-of-the-art features will include 32’ clear height; ESFR sprinkler system; finished-to-suit office space; two drive-in doors (12’ x 16’); 80 docks with overhead doors (9’ x 10’); 318 auto parking spaces; 96 trailer spaces; a 60’ x 52’ loading bay; and 45’ x 52’ interior bays. In addition, the site features 2 acres of pavement for additional parking (67 trailer spaces/194 auto spaces) or outside storage.
John Colglazier, Jr., Carlos Marquez, and Kyle Kennan of NAI Partners—the commercial real estate services business of Partners Real Estate Company—are the exclusive leasing agents for Doerr Lane Logistics Center. Mr. Colglazier, Mr. Marquez, and Mr. Kennan previously arranged the sale of the land parcel to Ackerman & Co.
